What can you deduct from the bond?

A bond is like a security deposit for your landlord. It is paid at the start of a tenancy and at the end deductions can be made if there is damage to the property or if other situations apply. Bond money can be deducted if there is any unpaid rent or if there is damage to a property beyond normal wear and tear. It can also be deducted if a rental property is left in a state that requires professional cleaning.

Can my landlord keep my bond?

Your landlord is not automatically entitled to the full bond amount at the end of your tenancy. First, they need to do a final inspection. Then, it is up to both the tenant and the landlord to come to an agreement about the bond and how it will be refunded. If neither party agrees then they will have to apply to the Tenancy Tribunal to have it mediated. Your landlord can make deductions from your bond and they may be entitled to keep the full amount but this depends on the condition of the property at the end of the lease and if you have any unpaid rent.
